4 Car Garages

The average new home comes with a 2 or 3 car garage. However, many people with the monetary resources are opting to go bigger and get 4-car garages to house the many toys they buy. ATVs, boats, motorcycles, and personal watercrafts all need to be stored somewhere and homeowners are choosing to put them in luxury-sized garages. If you want more space for your stuff, then a 4-car garage may be exactly what you need.

Four-car garages offer the most flexibility when it comes to using the space the way you want. Most families only need to store one or two vehicles, which mean the extra bays can be used for storage, as a hobby workshop, or for making repairs to vehicles. As long as your garage is deep enough you can use it in any way you can imagine.

At minimum, your 4-car garage should be 40’ wide and 20’ deep. This size provides just enough space for you to park your vehicles and negotiate around them. With four cars in the garage, you will not be able to store anything else or set up any type of work area. This design is strictly for people that have storage facilities elsewhere on their properties.

The best size for most homeowners is the 48’ wide by 24’ deep garage designs. This size provides plenty of room for vehicles plus cabinets, shelving, and maybe even a small lawnmower. For those interested in auto restoration work, you should build a garage that is at least 28’ to 30’ deep. With this size, you will have enough space to store the vehicles, parts, tools and other equipment needed to fix your automobiles and well as move around comfortably in the space.

While the majority of 4-car garage designs position the vehicles so they are sitting side by side, you can also get a more compact garage that stacks the vehicles on top of each other. The minimum size for this type of setup is 20’ wide by 36’ deep and the building would be tall enough to accommodate the stacking. If you want room for storage and other uses, get a stacked garage that is at least 24’ by 42’ deep.

These garages are so big that it would almost be a crime to not build an apartment above it. If you don’t build an apartment over the garage, your home’s design may suffer some because the garage area would look odd with the second tier. You can use this additional space to create a nice rental property or a dedicated storage area. While it would cost more to build the apartment, it will pay for itself within a couple of years if you rent it out and you can ask more for your home when you decide to sell it.

Whether you choose to rent the apartment or turn it into a recreational room, be aware that your activities in the garage can affect the quality of life for the people that use the space above it. Noxious fumes, exhaust, and noise can travel through the flooring and making it annoying and/or unsafe to live there.

Four-car garages represent an incredible investment of time and money. Before you start looking at designs, take time to figure out what you need. Sitting down with your family and making a list of all the things you would use the garage for is a great place to start. After you have figured out how you will use the garage, do a rough sketch of the area detailing how you want it laid out. This will let you know if what you want to do will work out or not before you even spend a dime.

It’s also important to scout the area to make sure there is enough space for the building. Mark off utility lines, septic tanks, trees, rocks and anything else that may affect the size and position of your garage. Don’t forget to leave enough room for the driveway so you can actually get your cars in and out of the space. Additionally, check the building and HOA regulations for your neighborhood.

Be certain to check the slope of your land. Many areas look flat but are actually slanted when you measure it with professional tools. You may have to excavate some areas or fill others in with dirt to get the right angle for your driveway.

Although you may face some challenges when building your 4-car garage, it is still a great investment if you have the money. You will gain the maximum amount of space and the flexibility to do anything you want with it. Additionally, it can provide you with a source of income in these cash-strapped times. Just be certain to work with an experienced contractor who can help you build the garage of your dreams.
