5 Common Garage Door Problems

To fix or replace garage doors can cost hundreds of dollars. More often than not, the breakage could have easily been avoided with a few dollars in parts and a free weekend. Here is a list of the top five garage door problems you can avoid with just a little preventative maintenance.

Well-Worn Rollers

Considering that most people keep their garage doors for at least 10 years, it is no exaggeration to state that the rollers on the door will run along the track system a few thousand times. Eventually they will wear out. To avoid having to replace the entire door, replace the rollers every 5 to 10 years.

Adjust the Photoeye

Many people enter and leave their homes using the garage door more often than they do the front door. With so much traffic going through the garage, it is not unusual for the door’s safety sensor to get bumped out of place. If your door is not responding to the opener, check to make sure the safety sensor is aligned correctly.

Lubricate Rails

To keep the door opening and closing smoothly, it is a good idea to lubricate the rails and the opener every 1 to 2 years, especially if they are screw drive operators. However, chain and belts rarely, if ever, need to be lubricated.

Adjust Door Operator/Motor

The garage door motor can weaken over time due to wear and tear. To get it back to its former glory, adjust the limit switch on your operator. Typically, you can find this switch on the side of the motor. If not, then consult your owner’s manual.

Lubricate Hinges

The hinges are another part of the garage door that requires lubrication. At least once per year, take a can of WD-40 and spray the hinges. This will prevent them from degrading and breaking down from use. It will also reduce the noise most garage doors make opening and closing.
